  • Structural work: removing walls, steels, new openings, loft hatches and staircases

  • New plumbing and heating: boilers, radiators, underfloor heating, bathrooms and kitchens
  • Replastering, new ceilings, skirting, architraves and internal doors

A Victorian terrace, turned upside down and put back together

Our clients’ words, not ours. Barbara’s Victorian terrace renovation and Pauline’s lean-to, cloakroom and patio project both came in on budget, and both left us five-star Google reviews.

What we did

  • “They made the process of having my house turned upside down into a relatively pain-free experience, due to their professionalism, creativity, depth of knowledge and know-how.” Barbara, Victorian terrace renovation
  • “The whole (extended) project came in on budget thanks to careful management.” Pauline, lean-to, cloakroom and patio
  • “The thing I like most is that they estimate accurately and stick to budget. If there are any changes they discuss them first and agree them.” Neil, bathroom renovation

Questions

Full house renovations: your questions answered

How much does it cost to renovate a house?

Refurbishments start from £15,000 + VAT and a full 3-bed renovation with a new kitchen and bathroom, rewire, heating and decoration from £45,000 + VAT. The property’s size and condition and the finishes you choose decide the final figure, which we set out room by room in an itemised quote.

Can I live in the house during the renovation?

Often, yes. We plan the work room by room and keep a bathroom and somewhere to cook available where we can. For full rewires and structural work there may be a few days when it’s easier to be out, and we tell you in advance.

Do you work for landlords?

Yes. We work to a fixed scope and a move-in date, and provide the electrical, gas and Building Control certificates you need for letting.

Do you handle the design and the paperwork?

Yes. Laura helps with layouts, kitchens, bathrooms and finishes; we deal with Building Control; and we bring in an architect or structural engineer where the project needs one.

How do you keep a renovation on budget?

An itemised quote at the start, provisional sums clearly marked, and any change discussed and agreed with you in writing before it’s done. Our clients mention this in their reviews.

What about damp or a basement?

Damp proofing, cellar waterproofing and basement conversions are handled by our sister company Lark Basements Ltd. If your renovation includes those, we bring them in and still give you one point of contact.
