What’s included

Everything a garage needs to become a proper room

A garage is built as cold storage. Making it a room you’ll use every day means dealing with the floor, walls, ceiling, light and warmth properly, not just boarding over the door.

  • Structural work: steel lintel and new ceiling joists where needed, and blocking up the garage door opening in matching brick
  • Insulation to the floor, walls and ceiling to current Building Regulations
  • A new window, or window and door, in place of the garage door
  • Damp-proofing the floor and a new insulated floor build-up
  • Electrics: sockets, downlights, switches and a consumer unit upgrade if the survey calls for it
  • Heating: extending your central heating or electric heating, your choice
  • Plasterboard and skim, flooring, skirting, doors and decoration
  • Building Control application, inspections and completion certificate

Questions

Garage conversions: your questions answered

Do I need planning permission to convert my garage in Faversham?

Usually not. Most integral and attached garage conversions fall under permitted development. You do need Building Regulations approval. Houses in a conservation area, listed buildings and some newer estates with planning conditions are the exceptions. We check this with Swale Borough Council or Canterbury City Council before any work starts.

How long does a garage conversion take?

A typical single garage takes 3 to 5 weeks on site once approvals are in place. Adding an en-suite or converting a double garage takes longer.

How much does a garage conversion cost?

Single garage conversions start from £15,000 + VAT, including insulation, a window in place of the garage door, electrics, plastering and flooring. With an en-suite from about £21,000 + VAT, and double garages from £26,000 + VAT. We confirm the exact figure in a free, itemised quote after a site visit.

Will a garage conversion add value to my house?

Converted garages generally add usable floor area, and estate agents in Kent will tell you that a well-finished extra room helps a sale. We can’t promise a specific figure, and if parking is tight on your road it’s worth weighing the loss of the garage. Most of our clients convert for the space first and the value second.

Can I keep part of the garage for storage?

Yes. A partial conversion keeps the front section with a smaller up-and-over door and converts the back. It needs a dividing insulated wall and the room still has to meet Building Regulations.

Who deals with Building Control?

We do. We submit the application, book the inspections at each stage and hand you the completion certificate at the end. You’ll want that certificate when you sell.

Do I need my own electrician or plumber?

No. Builders, electricians, plumbers, plasterers and decorators are all on our books, and we schedule them. One quote, one project lead.
